Lyon Distribution Center II

Roncelli provided preconstruction and construction services for the Lyon Distribution Center II, a 151,000-square-foot ground-up industrial facility in New Hudson, Michigan, delivered in partnership with Walbridge. Engaged early, the team worked closely with the owner’s representative to develop the project budget and support design coordination through construction documents. Following design completion, Roncelli was selected to deliver the project under a lump sum general contracting agreement.

Construction began in early 2022 and was impacted by adverse subsurface conditions that delayed initial earthwork activities. Roncelli led a comprehensive site-wide soil stabilization program, allowing work to resume while mitigating long-term risk. Despite these early challenges, the team maintained control of the overall schedule and minimized downstream impacts through proactive planning and coordination.

The project included precast tilt-up wall construction integrated with structural steel framing and full site development across a 16-acre site completed within a 10-month schedule. Roncelli coordinated multiple trades and owner-procured materials, including precast panels that experienced delivery delays, and successfully recovered lost time. The facility was delivered with minimal schedule impact, demonstrating Roncelli’s ability to manage complex site conditions and maintain schedule certainty on large-scale industrial projects.
