Roncelli was engaged by Time Equities to convert approximately 12,136 SF within an existing three-story commercial building into a specialized electric vehicle laboratory for Canoo. Delivered under a design-build model, the project required significant structural modifications and below-grade construction to support vehicle testing and charging operations.

The scope included excavation of the first-floor slab up to eight feet below grade, installation of waterproofing, new drainage systems, and a sump pump with oil/water separation. Roncelli also performed underpinning of existing structural columns, new concrete floor placement, and construction of a new exterior vehicle ramp with an integrated snow-melt system, overhead doors, and a scissor lift serving 10 electric vehicle charging stations.

Despite extremely wet subsurface conditions and confined interior work areas, Roncelli maintained continuous dewatering operations and carefully coordinated field activities to maximize usable laboratory space without compromising structural integrity. The project also included new egress stairs, storefront openings to an exterior patio, and supporting office and meeting space, demonstrating Roncelli’s ability to deliver technically complex adaptive-reuse projects through disciplined planning and execution.
