Construction Management at Risk

(CMaR)

Roncelli is engaged early in the project lifecycle to provide preconstruction planning, cost modeling, scheduling, constructability review, and risk management. In this model, Roncelli holds the trade contracts and manages coordination, cost, schedule, safety, and performance during construction. Projects may be delivered through a negotiated or guaranteed cost structure based on client goals and procurement requirements.

Design-Build

(DB)

Design-Build places design and construction under one contract to align accountability, streamline communication, and accelerate decision-making. This integrated delivery method helps reduce risk, improve coordination, and connect design intent with construction execution from the start.

Engineering, Procurement & Construction

(EPC)

For energy, industrial, and infrastructure projects, Roncelli’s EPC model provides single-point responsibility for engineering, equipment procurement, construction, and commissioning. By integrating all phases under one agreement, we support performance certainty, schedule control, and seamless execution from concept through turnover.

Construction Management Agency

(CMa)

As an agency construction manager, Roncelli acts in an advisory role to provide oversight, coordination, administration, cost control, and schedule management while trade contracts are held directly by the owner. This structure supports transparency, owner control, and experienced project leadership throughout planning and construction.

Facilities & Program Services

(Indefinite Delivery / Indefinite Quantity – IDIQ, Master Service Agreements)

Through master service agreements, IDIQ contracts, and task-order programs, Roncelli supports ongoing capital improvements, renovations, maintenance-related projects, and facilities programs. This delivery model provides responsive service, consistent pricing structures, and efficient execution across single-site and multi-site portfolios.

Owner’s Representative / Advisory Services

Roncelli provides owner’s representative and advisory services to support planning, procurement, project oversight, cost and schedule review, and coordination across design and construction teams. This structure is often used during early-stage program development or when an owner needs strategic construction expertise without direct construction contracting.

Design-Bid-Build

(DBB)

Design-Bid-Build is a traditional delivery method where design is completed before competitive bidding and construction award. Often used in public procurement environments, this model supports clearly defined scopes, competitive pricing, and disciplined construction management throughout execution.
